When the geotechnical engineer finds the water table 10' below the surface but you need to excavate 22' for sufficient parking spaces, you need a novel approach from the structural engineer. In this case we have a 3' thick mat slab across the entire property to support the elegant apartments above. Designed to look like townhouses, marching down the street, Bogtown Flats is eminently more complicated than it appears. Behind the simple facade are lofted apartments, multiple landscaped roof decks, substantial amenity space, and units with jaw-dropping sunset views over the Olympic Mountains. After winning the NAIOP award for multi-family buildings with fewer than 100 units, the project completed lease-up in 6 weeks, an impressive feat.
